Whats the etiquette for ending two wasted years?

I'm not sure where etiquette comes into play here. If you're "just dating" but living together, sounds like he's making excuses for having his cake and eating it too. Definitely don't consider dragging him anywhere with you in future. You don't have to ignore him, but definitely find another place to live - and someone else with whom to spend your time.
